Please stop by the Clubhouse (11840 SW 155 Court) during office hours: Monday to Friday from 1 pm to 6 pm or Saturday and Sunday – 5 pm to 10 pm. You must bring a money order or cashier check for $5 (each) payable to Century Gardens as well as a government issued ID. Please note that keys will only be sold to registered owners and tenants.
Common area maintenance, including landscaped gardens, playground, pool, and gym. Additionally the maintenance also includes basic alarm service, television and telephone. If you need to sign up for these services, please visit the services tab.
Although owners are responsible for mailboxes, we must ensure to maintain the aesthetics and uniformity of the community. Therefore the mailboxes may only be replaced with the same kind as originally installed by the developer. You may wish to contact Beautiful Mailbox Company at 305-403-4820.
The association does not have replacement keys for mailboxes for the townhouses. As such we recommend that you always store a spare key in a secure location. In the event that you misplace your key or need a replacement, you must contact an independent licensed locksmith to complete either a rekey or a replacement. Before doing so, you must be sure that you are servicing the mailbox for your unit, since it is a federal crime to tamper with someone else’s mail.
Owners are responsible for pressure cleaning and painting for single family houses, as required. The Association is responsible for pressure cleaning and painting of townhouses every eight (8) years. In the interim, owners are required to maintain the property in a clean manner by ensuring that the walls are cleaned and or touched up as needed. Please visit the document tab to download a copy of the community approved colors. Please note that colors for townhouses may not be used for single family houses, and vice versa. Color schemes may not be altered or changed and colors must be painted as noted on the document.
Although there is no master association or additional membership requirements, Century Gardens is part of the Century Gardens at Tamiami Community Development District. The district has been mainly created for the repayment of the construction bonds issued by the developer. District fees are collected through your property taxes with Miami-Dade County as an non ad valorem assessment.
